Process

Published filters, a published score, and a person who checks the result

We'd rather show you how the shortlist is built than ask you to trust a black box.

Home Owner Matching Intelligence

Property and priorities in, suitable professionals out

HOMII Match reads what you told us about the property, the outcome you want and how you like to work, checks it against eligible professionals, and returns a short list with reasons attached.

  1. 01

    Property + priorities

Location, property type, timing, strategy and what matters most to you.

  2. 02

    HOMII Match

Eligibility gates first, then six weighted categories totalling 100.

  3. 03

    Suitable professionals

A maximum of three, each with a Vibe Score and plain-English reasons.

How it works

Three steps. No pile-on.

Not twenty calls. Up to three considered introductions.

Local evidence. Human judgement. Your decision. We only pass your details to the professionals you agree to meet — a maximum of 3.

  1. 01

    Tell us

Answer a few questions about your property, your area and what matters most. About three minutes.

  2. 02

    We shortlist

Eligibility filters first, then a published Vibe Score. A person reviews the shortlist before anything is sent.

  3. 03

    You choose

Meet up to three professionals, compare approach and fees, appoint whoever you like — or nobody.

What we look at

The biggest agent isn't always the right agent.

Volume tells you a professional is busy. It doesn't tell you whether they're right for your property, your street or the way you like to work.

Relevant local evidence
Recent activity on comparable properties in and around your suburb — not a citywide total.
Property-type experience
Selling a character villa is not the same as leasing a two-bedroom apartment.
Strategy
How they'd approach price, method of sale or tenant selection for your specific situation.
Chemistry and communication
How often you'll hear from them, through which channel, and who you actually deal with.
Fees
The full picture: commission or management fee, marketing costs, and what's included.
Control
Capacity to take your property on now, and a clear agreement you can hold them to.

Why these three

How the shortlist is decided

Eligibility filters first, then a weighted Vibe Score, then human review. The Vibe Score measures fit with your brief — it is not a ranking of who is objectively best, and a professional cannot buy a place in your shortlist.

1. Hard filters

A professional must pass all of these to be considered at all.

  • Offers the requested service
  • Currently participating with HOMII (not paused)
  • Services the owner's suburb or postcode
  • Licence or registration recorded and checked
  • Has current capacity to take the enquiry
  • Not excluded by the owner

2. Weighted Vibe Score

Out of 100 (HOMII Match v1.0). Maximum 3 matches, reviewed by a person before any introduction.

  • Local fit25
  • Similar-property experience20
  • Comparable local performance20
  • Owner-priority alignment15
  • Service and client experience10
  • Availability and responsiveness10

3. Score bands

Bands are explanatory labels, not quality guarantees.

  • Very strong matchMatches nearly every part of this brief.90–100
  • Strong matchMatches most of this brief.80–89
  • Good matchMatches the core of this brief.70–79
  • Below 70: not normally shortlisted, and only introduced with a documented human-review reason.

4. What the score does not mean

  • It is not a percentage, a prediction, a market-wide ranking or a measure of who is "best". It rates fit with one brief.
  • Price bracket, sales or management strategy, communication style, service offering and fee alignment may inform the human review where reliable information is available, but they are not automatic HOMII Match v1.0 inputs today.
  • Owner-selected priorities such as communication or lower fees can affect the owner-priority category when the professional's profile supports them.
  • Commercial or referral terms never affect eligibility or the Vibe Score.

Match Progress

You can see exactly where your request is up to

Every request gets a private progress link. It shows the real status and timestamps recorded for your matches — nothing is estimated or invented.

Stages update as they actually happen: request received, HOMII reviewing, matches prepared, professional responded, and a meeting requested or booked. If a professional does not respond within the response window, we tell you rather than leave you waiting.

What we don't do

The parts we've deliberately left out

  • No paid ranking. A professional cannot buy a position in your shortlist.
  • No sponsored results today. If that changes, it will be labelled and it will never override eligibility.
  • No aggregate star ratings or review scores we cannot substantiate.
  • No claim of complete market coverage — we shortlist from our participating network only.
  • No automatic introductions. Nothing is sent until a person reviews it.
  • No sharing beyond three professionals, ever.

Transparency

How HOMII is paid

HOMII does not bill property owners. Professional fees stay negotiable directly with the professional. If you appoint a professional we introduce, HOMII may receive a referral fee from that professional.

  • Participating professionals agree commercial terms with HOMII. Where an owner appoints a professional following a HOMII introduction, that professional may pay HOMII a referral fee, typically calculated as a share of their commission or management fee.
  • The referral fee is paid by the professional. Fees charged by a professional are always negotiable directly between you and them, and you should confirm their fee in writing before signing anything.
  • Commercial terms are set out in each professional's participation agreement. Referral arrangements do not decide eligibility or the Vibe Score, and a professional cannot buy a place in your shortlist.
  • We do not currently sell sponsored placement. If sponsored placement is introduced, it will be clearly labelled and will never override eligibility or the Vibe Score.
